TL;DR
Local Logic and Elm Street Technology are bringing neighborhood insights to agent websites built on IDX Broker.
MONTREAL (October 6, 2026) Local Logic, real estate’s leading location intelligence and consumer engagement company, today announced a partnership with Elm Street Technology that brings Local Logic’s neighborhood data to agent websites built on IDX Broker. Starting today, U.S.-based IDX Broker customers on the Engage and Elite plans get neighborhood insights on schools, walkability, commute times, and local amenities, included automatically with their plan.
Buyers shopping for a home are also sizing up the life around it: how long the drive to work takes, what’s within walking distance, which schools are close. Those are the questions where an agent’s local knowledge counts most, and most agent websites haven’t answered them. With Local Logic, IDX Broker agents can show that local depth on a website they own and control, right alongside the listings they already feature.
Modern agents need modern tools, and that’s what we’re building at Elm Street. Integrating Local Logic into IDX Broker reflects where we’re headed: bringing the best data and technology in the industry directly into the tools agents already trust.

IDX Broker agents can use any combination of three formats:
Local Content on an IDX Broker listing detail page: primary school score and nearby schools around the address.
A Local Logic neighborhood widget embedded on an agent’s own neighborhood page.
When someone looks at a home, they’re also picturing their mornings there: the walk to coffee, the drive to work, the park down the street. Agents know those details better than anyone, but showing them on a website has meant building it all themselves. With IDX Broker, that local detail now appears on every listing page automatically, and agents never have to maintain the data.

Agents don’t need to research, build, or update any of the neighborhood data. Local Logic provides and maintains it, and IDX Broker places it on the agent’s site. The data comes from the same platform that powers more than 12,000 real estate websites across the U.S. and Canada: over 100 billion data points from more than 3,000 datasets, covering 250 million addresses and scored across 18 proprietary location scores.
Local Logic is available as of October 6, 2026, to U.S.-based IDX Broker customers on the Engage and Elite plans, at no additional cost. Local Content on listing pages is on by default and can be turned off in settings. Neighborhood pages and widgets are set up by the agent, who chooses the neighborhoods they serve and adds them to their site. IDX Broker will notify every eligible customer, and Core customers can upgrade to a higher tier to access the feature.

Three formats, which agents can use in any combination: Local Content on every listing detail page, prebuilt community pages for each neighborhood an agent serves, and individual neighborhood widgets (such as the map, highlights, or schools) that can be added to existing pages.
